Application
All plants are installed and work very well.
Some difficulties appear in thermal solar plant (DHW). The transmission from the heat flux counter to the data transfer box did not function correctly. Additional two times the heating company had to come to the filderhof to exhaust the air from one closed water circulation.
We had some starting-up problems with the combined heat and power unit (CHP). The exhaust gases penetrated into the heating cellar. Additional we had some problems with the oil supply into the motor. (September 2007)
Building
All insulation work is completed and the high-efficient windows were built in. (March 2007)
The completion date will be delayed until April 2007. The insulation of the building turned out to be difficult in design and construction. Because of the architectonical valuable facade an internal insulation was applied. Different solutions were investigated. As the external wall thickness differs between 6 - 25 cm (bricks mixed with big natural stones) mineral-fiber wool with varying thicknesses and a special construction (aluminium profile frame with sheetrock) was installed. To avoid damages because of moisture transport from the interiour a membrane was assembled and sealed. (December 2006)
Plants
The PV plant is installed and produces electric power with renewable energy. The efficient ventilation is also installed. Some remaining work of the efficient lighting system is in progress. The heating system with condensing boiler and CHP is finished. (March 2007)
The old heating pipes were completely removed in all external walls and the new heating pipes were additionally insulated. Thereby the heat losses and the circulation losses were reduced. The new heating pipes were laid into the brick external walls. The distance from the pipes to the exterior plaster (no external insulation) amounts to partially only about 10 cm. The new insulation of the pipes in the external walls amounts between 50 - 60 mm.
The test run and start-up of the heating system was at the end of November and at the beginning of December. The final inspection and approval will be at the end of March 2007. The combined heat and power unit was not installed because of a lack of demand for the produced power. The building will be heated with condensing boilers.
At present water meters are going to be incorporated. Until March 2007 the building water connection (provisional) will be further used. In December 2006 a final decision about the lighting in the nursey rooms and corridors was taken. A listing of the output datas have to be created in the next few weeks.
BEMS
After initial difficulties the Stuttgart´s Energy Control Management (SECM) work very well. (September 2007)
The BEMS system is installed in the building. It regulates the water temperature of the heating system in dependence of the outdoor temperature and the room temperature. The control system has to decide, from which energy source the heat is produced: from the CHP or from the condensing boiler, thermal solar plant (DHW). Additionaly the Stuttgart "Energy Control Management" (SECM) was installed in the building. It controls the daily energy consumption of the demo building. At present some counters have to be exchanged and additionaly installed. (March 2007)
The preparation of the monitoring plan is ongoing. A lot of measuring facilities and counters are inserted. Difficulties arose with the right choice of meters fitting to the local data transfer box. Some counters had to be exchanged. The wiring of the counters to the data transfer box is a big effort.
In the atrium of the filderhof an electronic displayis is planned. The electronic display will show the total energy and power consumption. Due to the retrofit solutions to improve energy the electronic display is showing additionally the saved CO2 emissions.
The noted data will be sent over a data transfer box (Texem) to the office for environmental protection. The data can be evaluated with a special software (SECM) over a PC. SECM is called for "Stuttgarter Energy Controlling Management". Controll and evaluation of any counter will be possible with the software (Gas-, electricity-, water- and thermal amount counters).
